Home staging is a process the Realtor, the homeowner, or home staging professional uses to set up a property to look more appealing and incorporates scene-setting tactics both inside and outside the home.
Home staging is basically just preparing a home to be the best visual experience possible. Created by Barb Schwarz in the early 1970s, she is a professional speaker, Realtor and author. She has been teaching the staging techniques since 1972, and she will be the first to tell you that staging is NOT the same as decorating! Staging is more than interior design as a professional stager prepares a home to be sold by depersonalizing and detailing it so that prospective purchasers can actually see themselves in the house.
Homes that are staged often sell for more money and in a shorter period. Essentially, staging highlights a home's features. When you are shopping for a house and you are walking through empty rooms, it can seem vast and cavernous even when it is not. By staging a home, you decorate a room to "look" like it is lived in. The staged rooms take on the look of a magazine photo layout, with each element carefully thought out and arranged.
The difference between an empty room and a staged room is apparent as soon as the prospective buyer walks in. They can actually get an idea of what it would feel like to live in the room, regardless of whether they would arrange the room in the same way. Unlike an empty room where the potential home buyer must imagine every aspect, a staged room allows them to envision actually living in the home.
The key to proper staging is to imagine you are a set designer in Hollywood. Taking out personal elements such as photographs, notes on the refrigerator and stacks of bills. You can hire staging professionals to come in and set up your home or you can do it yourself with a few easy tips.
Home staging is a fast growing career as real estate professionals are learning first hand how a staged home can sell for significantly more money in a matter of weeks. Earning top dollar in a short amount of time is important to home sellers as well as Realtors, and the industry of home staging is increasing as a result.
