            <title>Avoiding Foreclosure</title>

Nobody who buys a new house wants to end up losing it in foreclosure, but there is always the possibility that financial difficulties may make it difficult to repay your mortgage, particularly in a bad economic climate. If you are facing such problems, however, it is important to realize that there are viable alternatives to foreclosure, which may be more suitable for your particular situation. You should look for the solution that matches your financial needs and the type of loan that you have taken out.


Reinstatement can be a good option if your problems making the loan repayments have only been temporary. You may be able to make an agreement with your lender to repay all of the late payments and the penalties that you have incurred by a specific date.


If you have only missed a few of your repayments, and you will be able to repay them, then an alternative option is to come up with a new repayment plan, together with your lender. Your lender may agree to add a portion of your late repayments onto your future payments in order to allow you to make up the repayments you have missed over a certain period of time.


Forbearance is an option that can work well if you are solvent, but you are facing temporary financial difficulties. Under these circumstances, your lender may agree to suspend your repayments or reduce the amount that you are required to repay for a limited period. At the end of this time, you will begin making the normal repayments again and you will also be expected to make the payments you have missed. You may do this either as a lump sum, or by making extra partial payments for a certain period. This can be a good alternative to foreclosure if your financial problems will only last for a known period of time. It can be a good choice if, for example, you are unable to work due to illness or a temporary disability, but you will soon be resuming work.


A loan modification will probably be a better option if your financial problems are more likely to be long-term. With a loan modification, you will come to a new agreement with your lender to permanently change the terms of your repayments. This agreement will allow you to continue making repayments, but it will make these repayments more manageable for you. The interest rate may be reduced, for example, or the repayment period extended, or the payments that you have already missed may be added to the loan. In some cases, the lender may even cancel part of the debt. If some of your debt is forgiven, you will need to report it on your federal tax return. It might be excluded from the calculation of your taxes, however.


If you are facing foreclosure then another option you may want to consider is selling your home. If you sell the property, you can repay the amount that you owe using the proceeds of the sale. Your lender may agree to postpone foreclosure if you are about to sell the property. Selling your home will work well if your property is worth at least as much as the amount that you owe plus the expenses of selling. If your house has decreased in value, this may not be the case. Should your home be worth less than what you owe on it, then you may still sell it as a short sale. Your lender may be willing to accept a sum that is less than what you owe if the property is now worth less than the loan and you are struggling to continue making the repayments.


A Deed-in-Lieu is another option in which you transfer ownership to the property to your lender and they agree to cancel your debt. This will have a less damaging effect on your credit rating than foreclosure, but you will lose your property. This option may work if your debt is the same as the value of your home, or if you owe more than what your house is worth.


If you are in serious financial difficulties, then bankruptcy may be the best option for you. The consequences for your credit rating will be serious and will last for ten years, but you will be able to take advantage of a fresh start. You may have to give up your property, unless you have a regular income and you file for Chapter 13 bankruptcy, which will enable you to keep your home as long as you agree to a repayment plan.


Some other alternatives may be available to you if you have a VA or FHA mortgage.


If you are considering foreclosure or seeking some other alternative, you should be very careful to avoid the scams which are out there. Make sure that you deal only with reputable advisors and companies and that you avoid paying high fees to companies which cannot help you.             <title>Sustainable Stapleton: Denver's Greenest Suburb</title>

Stapleton is one of the greenest neighborhoods in the Denver area. The neighborhood is located on the site of the city's old airport, but there are no signs of its past in the peaceful, clean streets and parks that are to be found there today, unless it is in the inspiration for the &quot;Airfoils&quot; sculpture that stands in the civic plaza. This piece of art was created from recycled airplane parts. The architecture, green spaces and public artwork has all been created with beauty and sustainability in mind. 

Stapleton was once the site of Denver's airport, but the area was redeveloped after the construction of the current International Airport. This redevelopment, which is still ongoing, has been carefully planned in order to create a new sustainable community. 

Stapleton is now an idyllic suburb, with its own shops and restaurants, open space and other recreational facilities, and new family homes. The neighborhood has a wide variety of different stores and restaurants. The main commercial areas are at Quebec Square, the Northfield at Stapleton shopping center and the East 29th Avenue Town Center. 

Almost a third of the neighborhood has been set aside for recreational purposes. The neighborhood has an abundance of green space, including the Central Park that lies at the heart of the community. Spreading out from this park is a system of trails that are perfect for biking and running. 

Although it is one of the newer neighborhoods in Denver, Stapleton has a vibrant and active local community. The area's residents play an important role in the development of the neighborhood, particularly through the local Master Community Association. They run a number of local clubs, arrange block parties and other events, and ensure that their neighborhood gets all of the amenities that it needs. It was a group of the local people who organized the foundation of the Stapleton community garden, for example, which now produces huge amounts of flowers and vegetables, and has also become home to an interesting display of public art. 

The Stapleton neighborhood has 24 parks and three swimming pools, which are particularly popular during the summer. Founders' Green Park hosts a regular Farmer's Market and the monthly Sweet William Antiques Market. In addition to the sports and recreational facilities that are available in the area, there are also frequent social events in the neighborhood. 

The homes in Stapleton have been built to the highest standards. All buildings constructed in the neighborhood meet the highest Energy Star standards, which ensures that energy use and costs are kept at a minimum. Stapleton is a diverse neighborhood, with a wide selection of different homes. The neighborhood has plenty of traditional family homes, including classic bungalows and single family homes with charming front porches. There are also modern, luxurious lofts that are ideal for young professionals who appreciate the community atmosphere in Stapleton, but who need to be close to downtown Denver. 

Stapleton include five distinct areas. East 29th Avenue features apartments, offices and retail space as well as the East 29th Avenue Town Center. The area around Central Park North has Quebec Square, two community pools, a light rail station and easy access to the largest local park. Eastbridge will have the second town center in Stapleton. South End features Central Park Boulevard as well as a number of beautiful parks and open spaces. Westerly Creek also lies along Central Park Boulevard, and is bordered by parks on three sides.

Sedalia is a beautiful town that is within easy reach of all of the employment opportunities and amenities of the city of Denver, but, which is in itself still a friendly, rural community. Sedalia is characterized by open space and traditional Colorado ranches. The local human population is still outnumbered by the many horses living in the Sedalia area, making this the ideal place for anyone seeking a true western lifestyle. 

Sedalia is a small community to the south of Denver. It is an attractive town that sits within the Denver Metropolitan area. Sedalia lies within Douglas County, which has one of the best school systems in the Denver area. The excellent local schools and the abundance of open space make this an excellent place in which to raise a family. Sedalia has its own elementary school. Children living in Sedalia and the surrounding areas usually go on to study at Castle Rock Middle School and then Douglas County High School. The Academy Charter School is also nearby, in Castle Rock. 

The town of Castle Rock is within easy reach of Sedalia. It has a wide range of amenities including shops, restaurants and recreational facilities. 

Sedalia is very popular with horse owners. Many of the properties in the area are ranches or come with land and stables. There are many Dude Ranches in the neighborhood. Sedalia is also an excellent place for outdoor activities and Country music and entertainment. The nearby Pike National Forest offers excellent recreational opportunities for residents of the town of Sedalia. Pike National Forest is a favorite spot for camping, and it also has some excellent trails for hiking and biking. Many people pass through Sedalia on their way to Pike Forest from the city, but the residents of this small town benefit from being able to visit the forest and other local recreational areas without having to travel far from home. Many of the local residents chose to live in Sedalia because it allowed them to enjoy an active lifestyle and breathe in some of Colorado's fresh air. 

Sedalia retains a number of its beautiful historic buildings and its friendly, small town atmosphere. Sedalia has a range of interesting shops, many of which offer locally produced craft work. The town also has a selection of restaurants and bars. 

One of the most prominent landmarks in Sedalia is Cherokee Ranch. Built in the style of a Scottish castle, Cherokee Ranch towers above the town from its elevated position. The building is filled with collections of art and other items from around the world. There are some stunning examples of 15th and 16th century European paintings. The ranch also holds some original drawings by Christopher Wren, who was responsible for much of the restoration of London after the Great Fire, including the design of St Paul's Cathedral. Visitors can take a tour of the ranch, and there are also regular performing arts events and educational opportunities at the ranch. Facilities can also be rented for weddings and other special occasions. Cherokee Ranch is also a working cattle ranch, with more than 3000 acres of land.

            <title>Living and Working In the Denver Technological Center</title>

The Denver Technological Center, which is often called the Denver Tech Center or DTC, is one of the most important economic centers in the city of Denver. The Denver Tech Center was established during the 1960s and early 1970's, but it is still plays an important economic role in the city today. It is a hub of economic trading and business, and it draws in huge numbers of commuters from the surrounding area every day. Many large corporations and major businesses are based within the Denver Technological Center. 

The Denver Technological Center is predominantly a commercial and business center, but there are concentrations of other types of uses in the neighborhood. These include residential condominiums and apartments, luxurious single family homes, high end retail developments and specialty shops, and restaurants. 

The Denver Technological Center was established and developed with the intention of creating a high quality working environment that would also be an enjoyable place in which to live. The Denver Technological Center has developed gradually and in keeping with these aims, and it is now considered one of the premier business centers in the United States. There is still room for development within the Denver Technological Center. 

The Denver Technological Center is located in the southeast of the Denver Metropolitan Area. It lies partly within the city of Denver and partly within the city of Greenwood Village. The Inverness and Meridian Business Parks are nearby, making this part of Denver one of the most important for the local economy. 

The Denver Tech Center has excellent transport links to the rest of Denver and the region. Downtown Denver is less than half an hour away. The suburbs of the Denver region are also within easy reach of the Denver Tech Center, and many of the people who work in the businesses that are based in the DTC commute to work from these suburbs. 

There is more to the Denver Technological Center than big business, however. These are most popular with the people who work in the Denver Technological Center, and are usually at their busiest at the end of the working day. Special events are also held in the Denver Tech Center area. For example, the Denver Technological Center hosts a series of free summer concerts in the Crescent Amphitheater. The Denver Technological Center neighborhood does also have some residential properties, and the City Council has been encouraging more residential development in the area. 

Denver is a popular location for businesses in the Colorado region and the Denver Tech Center is one of the best locations in the city. It is near to the other business districts of the city, including downtown Denver, and it there are excellent transport links with the rest of the state and the country. The Denver Technological Center is also a very attractive place in which to work or set up a business. It is surrounded by spectacular views of the Rocky Mountains, Pikes Peak, Longs Peak and Mount Evans.

            <title>City Park: Denver's Favorite Green Space</title>

City Park and the neighborhood that surrounds are set in east-central Denver. The majority of this area is taken up by the park itself, which is a huge and valuable piece of open space in the city. It is one of the largest and most popular parks in Denver. The park is approximately a mile in length and about three quarters of a mile in width. The neighborhood that is known as City Park includes the park itself and the area two blocks deep that runs along the southern edge of the park. 

In the southwestern corner of the City Park neighborhood is a smaller green area called City Park Esplanade. This is also the location of East High School. The eastern part of the City Park neighborhood is sometimes known as the Bluebird District, because this is the location of the Bluebird Theater on Colfax Avenue. Colfax is a thriving economic center, with an abundance of shops, restaurants and other businesses, including a branch of Denver's famous Tattered Cover Bookstores. 

City Park is the home of Denver Zoo and the Denver Museum of Nature and Science, which is one of the city's most popular attractions. The park also has two lakes, called Duck Lake and Ferril Lake. Boating is permitted in the park. Paddle boats can be rented and there is a boathouse that can be hired for special events. The interactive fountain is one of the most popular features of the park during the summer months, when City Park also hosts a series of free concerts. The City Park Golf Course lies just to the north of City Park. 

City Park was established to ensure that residents of Denver would have plenty of open space for recreation as the city expanded rapidly during the late 19th century. The initial layout of City Park was designed to combine the styles of a traditional English pastoral garden and the casual, flowing look of New York City's Central Park. The original designer was Henry Meryweather, who worked on the park in 1882. During 1893, further work was done on the park after the World's Fair of that year started the City Beautiful movement, which reformed a lot of the design in American cities at this time. 

Much of the current park was already in place by the end of the 19th century, including Denver Zoo and Ferril Lake. The beautiful boat pavilion had also been completed by this time. Its Spanish style architecture was designed by William Fisher and John Humphreys. 

Formal gardens were planted in the park by Reinhard Schuetze, who was then the head landscape designer for the city of Denver. Schuetze was also responsible for the East High School Esplanade and the elegant carriageways that were laid out through the park. 

The Denver Museum of Nature and Science was built in 1908. Its situation on the high ground at the eastern edge of the park provided the museum with some of the best views of downtown Denver and the distant mountains that lie beyond it. 

Another famous landmark in the park is the Shakespeare Elm, which is marked by a plaque. This tree was planted in 1916. The seed came from a tree that grew in Stratford on Avon, England, at Shakespeare's grave. 

When it was first opened, City Park lay a mile away from Denver and visitors traveled to it on trolley buses. The neighborhood gradually developed around the park, with squatters and farmers making use of the surrounding land and the water from the ditch that was used to irrigate City Park. As the transport system was improved and the city of Denver continued to grow, the area around City Park became more developed and many new houses were constructed. Many of the historic red brick buildings, including traditional Denver squares, are still standing in the neighborhood today. A number of new residential and commercial developments have been constructed in the neighborhood in recent years.

            <title>Politics And Punks Mix in Denver's Capitol Hill</title>

Capitol Hill is one of the most eclectic and interesting neighborhoods in the city of Denver. It has a diverse community, and is particularly popular with young people who enjoy the vibrant atmosphere and the abundance of studio and one bedroom apartments that are to be found in the neighborhood. It is not uncommon to pass people in the streets of Capitol Hill who would look out of place anywhere else, but who seem right at home in this exciting neighborhood. 

Capitol Hill also has plenty of beautiful single family homes, many of which are among the oldest in the city. These historic homes are highly desirable. Some of the larger mansions have recently been converted into offices. The properties of the neighborhood are just as diverse as its population. 

The Capitol Hill neighborhood is often considered as being formed of two halves, separated by Colfax Avenue. The northern half is generally referred to as Uptown by the locals, although it is sometimes also called North Capitol Hill. 

Capitol Hill lies just to the north of downtown Denver, which means that its residents are within easy reach of work or entertainment in the busy downtown area. Despite its proximity to downtown, Capitol Hill has a very different character from the business center of the city. 

The Colorado State Capitol is also nearby, and it is common to see politicians and lobbyists discussing important issues over lunch in the restaurants of Capitol Hill. 

Most of the buildings in Capitol Hill were built during the 1920s, giving the neighborhood an attractive and historic character. Capitol Hill is one of the most charming neighborhoods in Denver, and it has a distinctly artistic flavor. Both Jack Kerouac and Alan Ginsberg made their homes in this neighborhood. The apartment buildings on Sherman Street, between 10th and 11th streets are known as Poet's Row. Each of the apartment complexes is named after a different famous poet, such as Robert Frost or Emily Dickenson. 

Cheesman Park lies along the edge of the Capitol Hill neighborhood, offering plenty of space for outdoor recreation. The park is very popular with local residents, particularly on weekends and summer evenings. Its facilities include trails for running, walking and cycling. Civic Center Park is also nearby, and Capitol Hill also has another, smaller park, Governor's Park, which has a children's play area. 

Capitol Hill has an excellent selection of bars, nightclubs, restaurants and hotels, many of which cater to the artistic young people who form a large part of the local population. Capitol Hill is a cosmopolitan and interesting neighborhood, and its commercial areas are also very varied, with restaurants serving a wide range of different styles of food, and shops offering a huge selection of different types of items. 

Colfax Avenue is one of the main commercial areas in the neighborhood, although there are plenty of others, most of which lie along the other large roads such as Broadway. Colfax Avenue is also home to many of the busiest bars and nightclubs in Capitol Hill, as well as two concert venues, the Ogden and the Fillmore.

Canterberry Crossing is a friendly and attractive neighborhood with spectacular views of the Rock Mountains. The neighborhood is clustered around the Black Bear Golf Course, near the downtown area of the town of Parker. The area offers an excellent selection of amenities and is ideal for families and individuals who are looking for an active outdoor lifestyle.

The recreational opportunities presented by the Canterberry Crossing neighborhood are some of the most attractive features of the area. The Canterberry Club and Golf Course are very popular with the local residents and form the center of the neighborhood. The golf course also adds to the open space that that keeps the area beautiful.

The area around Canterberry Crossing features plenty of open space, and many of the residents of Canterberry Crossing enjoy incredibly active lifestyles. The Sulphur Gulch Trail is a favorite for hikers and cyclists, although there are many others in the area. The trails around Canterberry Crossing are linked to the huge Cherry Creek trail system.

The local area also offers many possibilities for enjoying winter sports such as skiing and snowboarding when the weather is right.

Residents of Canterberry Crossing also have access to their own recreation center, where they can enjoy a wide range of facilities that include an outdoor swimming pool, tennis and basketball courts, children's playgrounds and a sundeck on which to relax after a workout or enjoy an evening with friends.

Mainstreet, one of the most interesting and historic areas of Parker, is within just three miles of Canterberry Crossing. The downtown area of Parker contains an excellent selection of shops and restaurants, as well as some beautiful buildings.

The Park Meadows mall is nearby, providing additional shopping opportunities for residents of Canterberry Crossing. It is also easy to visit the city of Denver, and all of the attractions that it has to offer, from the Canterberry Crossing community.

Canterberry Crossing is within Douglas County, and it is, therefore, served by one of the best school systems in the region. This is one of the reasons why the area is so popular with families. The neighborhood is also home to many young professionals, who are attracted by the commuting possibilities as well as by the wide range of amenities that are available in the area. Cherry Hills Village is the most exclusive suburb of Denver and it is also one of the most beautiful. It was the intention of the developers and the local community to maintain the natural beauty of the area, and to ensure that the area was developed very carefully in order to ensure that none of the neighborhood's charm was lost. Despite its name, Cherry Hills Village is now, in fact, an incorporated city, but it still has a semi-rural feel thanks to the careful planning that has gone into its development.

Cherry Hills Village has some of the most beautiful and highly priced houses in the Denver area and in the state of Colorado. It is in fact one of the most affluent neighborhoods in the entire United States. The neighborhood is beautifully landscaped, and many of the properties in it have extensive grounds of their own.

Cherry Hills Village is characterized by a blend of residential areas with the beautiful rural landscape. A system of trails winds around the area, offering residents the chance to enjoy this landscape for themselves, whether walking, cycling, running or on horseback. The views from many of the houses are also spectacular, and allow less active residents to enjoy the Colorado landscape from the comfort of their own home.

The local community organizes a range of different recreational and social events and activities. The Cherry Hills Country Club is also in this area and it is very popular with the local residents. The club offers a range of facilities that include tennis and swimming facilities and boarding for horses. The club's golf course has hosted two PGA championships and the US Women's Open Championship.

The Cherry Hills Village community was foundwith the intention of preserving the natural beauty of the area while providing luxurious family homes. Development of the area began in 1945. Before this, the area had only been slightly developed, with a few large houses. The Country Club was already in existence, having recently weathered the Depression, and was welcoming growing numbers of members as the economy began to grow again. As Cherry Hills Village began to grow, its development was carefully regulated in order to prevent the area from losing its exclusive nature and pleasant scenery.

Homes in Cherry Hills Village tend to be spacious, luxurious single family homes set in large landscaped lots. There are some spectacular estate properties in the neighborhood too. A number of luxury custom homes have also been built more recently in the area in subdivisions such as Cherry Hills Farm, Devonshire, Covington and Glenmoor.

It is the location of the neighborhood that attracts many of its residents. The downtown area of Denver, the Cherry Creek shopping center and the Denver Tech Center are all less than twenty minutes away. Residents of Cherry Hills Village therefore have plenty of opportunities for shopping, eating out and entertainment within easy reach of their own neighborhood.

Cherry Hills Village is a wonderful place in which to raise a family. Many of the homes have been designed for family life and the large gardens and many recreational facilities in the local area are ideal for active families. The neighborhood is served by some of Denver's best schools, including Cherry Creek High School, which obtains many of the highest grades in Colorado. Children from Cherry Hills Village also attend some of the area's private schools, such as Saint Mary's Academy and the Kent Denver School.

Acres Green is an unincorporated community in Douglas County. It is a peaceful suburb that is the oldest residential development in its area of northern Douglas County. Acres Green is a popular neighborhood for commuters and families. The neighborhood consists of a range of different property types, all surrounded by beautiful parks and open spaces.

The development of the Acres Green neighborhood began in 1971, as the growth and economic prosperity of Denver was creating a demand for more housing in the region. Acres Green is situated approximately 20 miles from downtown Denver, but it is just half that distance from the closest part of the city. The Denver Technological Center is just a few miles away from Acres Green, which makes it a very popular neighborhood for commuters who work in the Denver Technological Center. The nearby Meridian office complex is also an important employer for the residents of Acres Green. Many of the residents of Acres Green commute to work in the city or in one of these nearby centers of employment.

Acres Green was the first residential development to be built in the north of Douglas County and it is currently therefore one of the most mature neighborhoods within commuting reach of Denver. It took 12 years to complete the initial development. By the end of the 1970s, the area had its own park and elementary school. The city of Denver continued to grow after this time, but the area around Acres Green remained largely undeveloped for some time after the community was founded. It was not until the 1980s and 1990s that the area surrounding Acres Green began to be built upon as other neighboring communities such as Highlands Ranch expanded towards the older community.

Residents of Acres Green voted against becoming an annex of the city of Lone Tree, and the neighborhood is, therefore, still an unincorporated area.

Acres Green is a quiet suburb that features attractive homes set into a green and open landscape. The housing is composed of a mix of condos, townhouses and single family homes, with some historic properties that are particularly attractive. Some land is still available in this neighborhood for new builds.

The houses in Acres Green are surrounded by plenty of green space. In addition to the central Acres Green Park, there are a number of open spaces nearby including Sweetwater Park, Lonesome Pine Park and Altair Park.

Families make up a large proportion of the community, with many households including children. The school district of Douglas County is considered one of the best in the Denver area.

Many different shopping and entertainment opportunities exist around the Acres Green neighborhood. Acres Green has its own excellent selection of restaurants and stores. The community also holds a number of special events throughout the year, including various fairs and festivals. The Park Meadows mall, which is very close to the Acres Green residential neighborhood, is very popular with the local residents, but there are also plenty of small stores and shopping areas. The neighboring Highlands Ranch and Lone Tree communities offer many additional opportunities for shopping, entertainment and dining out.
