Tips for Selling Your Home in a Slow Market

Though the housing market is still not in as great of shape that most people would want it to be, there are still people receiving home loans and looking to buy a house. However, since the housing market is slower than usual, it means that sellers are having to do something in order to make their house stand out against the crowd. But what exactly should a seller do in order to make sure that they are attracting those buyers that are looking?

First off, everything must be in great shape. This means that if your porch has a loose banister on it, you need to fix it. If there is a leaky pipe in the basement, this needs to be fixed. You need to look at your house through the eyes of the buyer, not as someone who has had some great memories in the home because your fondness of the house is not going to sell it. Instead, go through each individual room in your home and write down everything that is wrong. Look for the small things that maybe you have come to term something that adds character to the home such as cracks in the tile on the floor, the paint being a little uneven on the walls, basically anything that would make a buyer reconsider the property. Then, you must fix these problems.

You will also want to make sure that your home is always clean. This may sound like it really should not matter, however, in a slow market if a buyer expresses interest in the home, they may want to see it that day. If you decline showing the home simply because it is a bit messy, you are not going to sell your home as quickly as you would like. So remove all the clutter and keep those surfaces sparkling.

When it comes time to show the home, you can choose to be there or not. However, most buyers prefer that you are not there so that they can fully investigate the home. They may feel as if you are stalking them and watching their every move if you go with the buyer through the house. You will also want to make sure that there are no pets in the home while they are looking simply because this can be a distraction.

The most important aspect to remember when trying to sell your home in a slow market is that the price that you are asking is going to determine everything. So be reasonable on your price and do not expect that you are going to get more than the home is worth after the deal is closed.
